Revitalizing an underused 18.5 acre site adjacent to Georgetown Lake, conceptual design efforts seek to address the needs of the local community and travelers along I-70. The project proposes to offer a place where visitors can relax, shop, or begin their outdoor adventures. Here residents can enjoy loft-type living spaces, and businesses can flourish in a professional and vibrant environment. The project combines commercial, retail and residential spaces along with recreational and open space opportunities to create a lifestyle center appropriate in this Rocky Mountain setting. Anchored by a hotel/conference center and public plaza, a variety of retail shops, restaurants, office spaces and residences are organized along a “main street”. Direct access to the lake shoreline through linked public pedestrian ways has been emphasized. The lake and open spaces provide opportunity for activities such as fishing, hiking, kayaking, mountain biking and ice skating.
The architecture is suggestive of Colorado mining heritage with simple and effective detailing. Orientation of the structures is maximized to incorporate exterior entrances for most or all businesses, with traffic and pedestrian flow optimized for convenience. All traffic flow areas are curbed with pavilion-style parking. Pedestrian areas will be inviting and nicely landscaped. Total square footage proposed is 250,000 comprised of the following components:
- 1-2 hotels each at 50,000 square feet
- Office and retail including out lots and residential above at 100,000 square feet each
