The property consists of 34.76 acres and is bisected by US Highway 550 with 26 acres on the east side of the highway and 8.76 acres on the west side of the highway. The east and south property lines feature frontage on the Uncompahgre River.

The 26-acre retail center is planned for medium box national retailers. There are 4 out lots at an acre each in size. We already have interest from several national retailers with letters of intent out for signatures; however, their names cannot be released at this time. The entire site boasts an available square footage of 170,100.

The 8.76-acre parcel has been planned to feature a 2 acre hotel site (approximately 80 to 120 rooms) along with two retail pad sites and approximately 40,000 square feet of mixed use commercial. This parcel connects with the new river landing retail center, Target, and JC Penney.

Ultimately, the project will feature pedestrian and bike trails throughout the property providing access to the Uncompahgre River and other natural areas. The development offers excellent visibility and highway frontage on Montrose’s main north/south artery. Traffic signals and road improvements have been proposed to optimize accessibility.
